Gas Safety Responsibilities for Commercial Buildings
Under the Gas Safety (Installation and Use) Regulations 1998, the duty holder must keep gas appliances, pipework and flues in a safe condition and have them checked by a Gas Safe registered engineer competent for that appliance category. For most commercial buildings that means an annual safety check plus servicing at manufacturer intervals. Where a building is let, the landlord and tenant should agree in writing who holds each duty — we can document that split in your maintenance file.
